The terms that apply when you use this website and when you book and stay with us. Short, because a campground does not need forty pages of it.

These terms are between you and Sinking Creek Ranch, a DBA of M&G Ventures LLC, a Missouri limited liability company, 1077 County Road 5615, Bunker, Missouri 63629. Using this site or booking a stay means you accept them.
Draft for review. This was written to describe what Sinking Creek Ranch actually does, which the previous version did not. It has not been reviewed by an attorney. Have it looked at before launch.
You may use the site to learn about the ranch and to book a stay. Do not use it to break the law, to interfere with how it works, or to scrape or copy it wholesale.
We try to keep the information here accurate, but rates, availability, amenities and conditions change. Nothing on this site is an offer or a guarantee until you have a confirmed reservation.
If a rate is listed in error we will tell you before charging you, and you can cancel for a full refund.
Cancel 14 or more days before your arrival date and your deposit is refunded in full. Cancel 7 to 13 days before and the deposit is not refunded. Cancel inside 7 days, on the day of arrival, or do not show up, and the full booking amount is charged and not refunded. Early departures are not refunded. Date changes are at our discretion and do not pause this policy. Optional travel protection offered at checkout is governed by the provider's terms.
If you booked through Airbnb, Vrbo, Hipcamp, The Dyrt or another site, that site's cancellation policy applies instead of this one.

Every guest 18 and over must sign our liability waiver before coming onto the property, and a parent or legal guardian must sign for anyone under 18. This is an insurance requirement. Guests who arrive without a signed waiver cannot come onto the property, and that is not a refundable situation once you are here.
If you would rather not sign it, tell us before you travel and we will cancel and refund you in full. Complete your waiver.
Our rules and policies apply to everyone on the property and are incorporated into these terms. We enforce them at our discretion.
Breaking them can mean immediate removal without a refund. We may also charge for damage, excessive cleaning, or policy violations, and may decline future bookings. Anything unsafe, threatening or illegal may involve law enforcement.
Sinking Creek Ranch is unimproved rural land. There are creeks and ponds with no lifeguard, bridges with no rails, unmarked terrain, livestock, wildlife, fire, and off road vehicles. Emergency response is slower here than in town and cell service is limited. Recreation on this property carries real risk of serious injury or death, and you accept that risk when you come.
To the fullest extent Missouri law allows, we are not liable for indirect, incidental or consequential damages, and our total liability for any claim connected to your use of this website is limited to what you paid us for the stay it relates to.
Nothing in this section replaces the signed waiver. The waiver is the operative agreement about liability for being on the property, and it says more than this does.
We are not responsible for loss, theft, or damage to your vehicles, equipment, or belongings on the property. Lock what matters.
The photographs, text, maps and design on this site belong to us or to the people who licensed them to us, except where a credit says otherwise. Do not reuse them commercially without asking. The Sinking Creek Ranch name and mark are ours.
If you send us a photo, a review, or a suggestion, you are giving us permission to use it in our marketing unless you tell us otherwise.
We link to counties, the Forest Service, state parks, outfitters, restaurants and booking sites. We do not control any of them and we are not responsible for their content, their terms, or what happens when you get there. The permit fees, hours and prices we list come from those sources and can change without us knowing.
We may update these terms. The version posted here when you book is the one that applies to that booking. The date at the top tells you when it last changed.
These terms are governed by the laws of the State of Missouri, without regard to its conflict of law rules. Any dispute will be resolved in the courts of the county where Sinking Creek Ranch is located.
If any provision is found unenforceable, the rest stays in force, and that provision is read as narrowly as needed to make it work.
